These calculators use Canadian semi-annual compounding for fixed-rate mortgages. Results are estimates for planning purposes and are not an offer of credit, a pre-approval, or advice. Your actual payment, penalty and qualification depend on lender policy.

Frequently asked questions

Why is a Canadian mortgage calculator different from an American one?

Canadian fixed-rate mortgages compound semi-annually, not monthly. An American calculator applies monthly compounding and will overstate your payment slightly. The calculators on this page use the Canadian semi-annual convention.

How accurate are these calculators?

The payment math is exact. What they cannot know is your specific lender’s qualifying policy, your prepayment penalty, or whether you qualify at all. Treat the output as a planning figure, not an approval.

Next step

A 30-minute call tells you whether there's money on the table.

No application, no credit pull, no pitch. Bring your current mortgage balance, your renewal date, and a rough list of what you owe elsewhere. You'll leave the call knowing your options and what each one costs.
